What do know about seller's disclosures? Do you know what you should disclose?
This is vital to ensure that you are safe during and after the sale of your home. We highly suggest going over disclosures with your agent prior to listing your home. Because buyers have to review and sign seller's disclosures prior to making an offer. This will help ensure the buyer does not back out because of things they should have already been made aware of. This is actually a safety net not only for the buyer but also for the seller. Anything from a shared driveway to having water in your basement would need to be disclosed. So this is important to understand. When you are selling, anything that has ever been repaired, replaced, modified, added, fixed or changed needs to be disclosed. One of the common things I say to our clients is, "If you are going to ask me, if you should disclose it," then the answer is almost always going to be, Yes! Over disclose is better than under disclose and will give you a smoother transaction. Obviously, you can only disclose what you know about. So disclose, disclose, disclose.
